The major principle of sustainable development is to attend to the current issues without affecting the future generations. Its main objective is to achieve some balance, to combine certain demands and to manage change. The theory of sustainable development is considered to be one of the most advanced ones in the practice of city management. It is applied to preserve historical cities and cultural heritage. In 2002 the author of the current article in collaboration with a group of colleagues prepared the regulations of preserving Žaliakalnis district in Kaunas. It refers to a relatively small part of Žaliakalnis district of the size of 56,5 ha. The area under query shows the original planning, though it contains rather ordinary and common buildings. The project aimed at establishing the knowledge about all the monuments in the area and suggested the solutions of preserving the area identity so that it could continue functioning in the modern surrounding with minimal losses.
