Abstract: The article analyses statistical data of private agricultural land market and mass appraisal in administrative territories. Accomplished analysis allowed revealing factors influencing land market dynamics and land prices. The number of land transfers since 2004 to 2007 increased by 48.6%. Agricultural land market price (acquired for agricultural use) depends mostly on fertility of soil. Agricultural land market price near towns and cities increases 10-100 times, in territories for recreation - 2-20 times. Such land most likely will not be used for agriculture, therefore the price depends on possibility to change land use and construct buildings on it
